A CMA or Comparative Market Analysis is the best tool for determining your market value. A CMA looks at your property and compares directly to other homes that have recently sold, are currently listed, or have expired (not sold). Since no two properties are identical, we make adjustments for the differences between the sold properties and the one that is to be listed to determine a market value recommendation.
EXAMPLE: A home sold for $400,000 without a finished basement. Your home is basically identical in all respects except for it has a finished basement. Let’s say you allocate $20,000 for a finished basement. Therefore, your adjusted price as it compares to this home is $420,000.
